New Construction or Resale in the East Valley? How to Choose

Why Choose ΓEA⅃⅃ Broker

"Should I buy new construction or a resale home in the East Valley?"

It's one of the questions I hear most, especially from buyers moving here from out of state. My honest answer: both can be great. The right choice depends on what matters most to you, and right now, interest rate incentives are a big part of the conversation.

What new construction offers

New builds offer fresh finishes, current floor plans, and no one else's wear and tear. They typically come with a builder warranty, though coverage varies, so ask exactly what's included and for how long, and get it in writing. Depending on the stage of the build, you may also be able to choose your finishes.

Keep in mind that a ground-up build can take a while, upgrades add up quickly, and new communities often start with smaller lots and little landscaping. If you need to move sooner, ask about quick move-in homes.

Interest rate incentives: a big reason buyers are looking at new builds

With mortgage rates where they are, many builders are offering rate incentives to bring buyers in. These can make a real difference in your monthly payment, so they're worth understanding.

  • Rate buydowns. The builder pays to lower your interest rate, either for the first year or two (a temporary buydown) or for the life of the loan (a permanent buydown). Ask which one you're getting, because the payment impact is very different after the buydown ends.
  • Closing cost credits. Some builders put money toward your closing costs, which can reduce what you need to bring to the table.
  • Preferred lender requirements. Incentives are often tied to using the builder's preferred lender. That can be a good deal, but compare it with a quote from an outside lender, including the interest rate, fees, and loan terms, so you know what you're really getting.
  • Price versus incentive. Sometimes a builder will offer an incentive instead of lowering the price, or the other way around. Ask which is better for you, and compare the total cost over the time you expect to own the home, not just the monthly payment.
  • Timing and deadlines. Incentives can change or expire, and they may only apply to certain homes or move-in dates. Ask about rate lock timing, especially on a home that isn't finished yet, so you know what happens if rates move before closing.
  • Get it in writing. Every incentive should be spelled out in your contract.

Resale sellers can offer help with rates too, through seller credits or negotiated concessions, but builders often have more room to structure these offers. A lender can show you how each one changes your payment.

What a resale home offers

Resale homes often come with established landscaping, mature trees, and more yard space, which matters if you want room for a pool or a big patio. In places like Gilbert and Chandler, where there's less open land left to build on, most of what's available is resale. Resale can also come with a lower price per square foot, though that varies by neighborhood and condition, and you can negotiate based on the inspection.

Keep in mind that older systems like the roof, HVAC, and water heater may need attention, so a thorough inspection matters.

What to ask either way

  • What's included in the price? Appliances, window coverings, landscaping, and fencing may not be.
  • What incentives are available, and what do they depend on? Ask about lender requirements, deadlines, and whether the buydown is temporary or permanent.
  • What do upgrades really cost? Ask for the total, not just the base price.
  • What does the HOA cover? Ask about dues, one-time fees, and rules, and read the documents before you commit.
  • What will my monthly costs be? Include taxes, insurance, utilities, and HOA dues, not just the mortgage.
  • What's the timeline for moving in?
  • Who's representing me? On a new build, the sales rep works for the builder. Talk to a buyer's agent before you walk into a model home.

Not sure which fits?

Tour one of each in the same week. Seeing a new model and a resale home back to back usually makes your priorities clear.

Or tell me what matters most, whether that's budget, monthly payment, commute, yard size, move-in date, or a certain community, and I'll point you in the right direction. If you're relocating from out of state, I can tour homes with you by live video so you can compare before you ever book a flight.
